Liens and bonds
Tie it down before the deadline
A lien or bond claim only works if the notice goes out inside a window you may not know you have. We find the windows, send the notices, file the claim and, for owners, clear a lien that should not be there.
On private jobs the claim runs against the property; on public jobs, against a bond. Each has its own notice, form and deadline, and a missed one usually cannot be fixed later. We work from the dates of your work and your invoices, not from the date you got frustrated.
Waivers matter too. A lien waiver signed with a pay application can give up more than the payment it came with.
What we file and answer
Preliminary and monthly notices
Filing and releasing a lien
Enforcing a lien, or settling before it comes to that
Payment-bond claims on public jobs
Owners: bonding around or removing a lien
Lien waivers and what they give up

Who files what
Three people at one lien
The same lien looks different from each side of the job.
Contractors
Notices to the owner, a lien against the property, and the releases that go with each payment.
Subcontractors and suppliers
Early notices to the contractor and owner, then the claim. Miss the first and the second may not hold.
Owners
What to do when a lien lands on a property you paid for, and how to close a job without carrying one.
Send the dates before the notice.
First day on the job, last day on the job, and each invoice. That is enough for us to count your window.
Please don't send confidential details through the form.
